Take a look at the picture of the bedroom below.
What do you see?
A bedroom with a purple carpet, pink walls, radiator, and ceiling?
Nothing wrong with this is if you love pink, but…
it is not to everyone’s taste.
What most potential home buyers see is…
Gray walls, white skirting boards, and a new carpet.
Clean and neutral colours which are less outspoken.
A simple paint job made this house sellable
Lets take a look at an example of a 2 bedroom apartment in a medium-sized city in the North of England with an asking price of £200K.
If the two bedrooms need to be painted and new carpets need to be fitted, I would try to get at least 5% (£10K) off the asking price. It will take me time and money to bring this to an acceptable state. You would sell for £190K.
If the owner would have hired a decorator for £800-£1000 to have both bedrooms painted, they could have listed their house for £210K – £216K.
Not only would they generate more interest from potential buyers but also pocket an extra profit between £20K and £26K!
